Development Exit
Objective:
A UK non-domiciled investor sought to refinance a property development. The fund stipulated that the client must sell, not rent, the apartments within a 12-unit scheme in South London.
Challenge:
• The restriction rendered the property non-income producing, as the incumbent lender prevented the client from renting out the units.
Solution:
• A lender was found who arranged a full refinance, contingent on 25% of the units being under offer to let, and all 12 units rented within six months of refinancing.
• This exit from development financing provided the family with an equity release, a five-year loan with partial recourse.
• Commercial terms fixed over five years with limited amortisation starting in year three.
